        <p>The Italian real estate sector is undergoing slow but continuous transformations, determined by the gradual and increasingly widespread development of financialisation operations. This process has ushered into the market new entities and new financial instruments, partly through the professional evolution of the figures involved in the various phases of the real estate cycle. In this new scenario, greater attention needs to be focused on the economic-financial aspects, adopting an income rather than asset-based approach, and orienting management towards an attitude of an active type. Consequently it is crucial to be able to dispose of an instrument that can act as an effective yardstick, presenting the features of the real estate sector in an organic manner in the light of the changes in progress. This study has been generated by the experience of teaching and research carried out by the Arduino Casprini Real Estate and Facility Management Workshop of the University of Florence, and represents a valid attempt to identify, describe and integrate the salient features and principal aspects connected with asset and facility management.</p>

        <p>Il settore immobiliare italiano sta subendo trasformazioni lente ma continue, determinate dal graduale e sempre più diffuso sviluppo di operazioni di finanziarizzazione. Tale processo ha visto l'ingresso sul mercato di nuovi soggetti e di nuovi strumenti finanziari attraverso anche l'evoluzione professionale delle figure impegnate nelle diverse fasi del ciclo immobiliare. Nel nuovo quadro è necessario porre maggiore attenzione agli aspetti economico-finanziari, adottando una logica reddituale e non più patrimoniale e indirizzando la gestione verso un atteggiamento di tipo attivo. Pertanto, è importante disporre di uno strumento in grado di essere un efficace punto di riferimento e di presentare in maniera organica le caratteristiche del settore immobiliare alla luce dei mutamenti in corso. Il presente lavoro ha origine dall'esperienza didattica e di ricerca svolta dal Laboratorio di Real Estate e Facility Management Arduino Casprini dell'Università degli Studi di Firenze e costituisce un valido tentativo di individuare, descrivere e integrare le diverse caratteristiche e i principali aspetti connessi alle attività di  asset e  facility management.</p>
