      <abstract xml:lang="en">
        <p>Among the emerging issues in territorial planning, the territory project is one of the areas of work at once most promising and most problematic. The aim of the research is to identify the possible fields of action of the territory project, understood as both a policy project and as a concrete action for transforming the space. The conceptual analysis aims to identify new methods of planning designed to overcome the limitations of the technical-normative approach, forms of 'flexible deregulation' and the corporate planning model. The case studies explore the role of the physical project as a specific activity of learning, exploration and construction of the territory, understood as a historic-social construct and the active subject of planning.</p>

      <abstract xml:lang="it">
        <p>Tra i temi emergenti all'interno della pianificazione territoriale, il progetto di territorio si presenta come uno degli ambiti di lavoro più promettenti e più problematici. Obiettivo della ricerca è individuare i possibili campi d'azione del progetto di territorio, inteso sia come progetto di politiche, sia come azione concreta di trasformazione dello spazio. L'analisi concettuale si propone di individuare nuovi metodi di progettazione tesi a superare i limiti dell'approccio tecnico-normativo, le forme di 'deregolamentazione flessibile' e il modello del corporate planning. Lo studio dei casi indaga il ruolo del progetto fisico come specifica attività di apprendimento, esplorazione e costruzione del territorio, inteso come costrutto storico-sociale e soggetto attivo della progettazione.</p>
